Our investment philosophy is stable value. Value directs us to focus in markets with high rental yields, often in the heartland of America where we are proud partners of local communities. High rental yields ensure safe coverage ratios for your loans.

Stability directs us to analyze the local economy of each of our investments thoroughly. A growing population and expanding service sector are table stakes for our screening. Besides statistical analysis, we also consider qualitative factors to ensure the minimal risk, like long term industry and factor exposure of an economy.

High Cashflow Quality

We aim for a corporate debt-service coverage ratio (DSCR) of above 140% to ensure maximum safety and performance for your loan. We are able to achieve this through targeting high yield properties on the investment side, operational efficiencies on the cost side, in addition to a low LTV and leverage.

High asset quality and Quantity

Freedom Equity Residential has access to stable, dedicated, equity financing, which helps ensure the safety of your loans. We aim for a LTV of 75% or below on every asset that we own. Further, we have substantial assets outside of housing to ensure the security of your loans. Inclusive of these outside assets, we aim for all our loans to be less than 50% of total assets.
